There are several unique small areas in south central Austin and one of them is Travis Heights (aka South River City). Although it first developed as a neighborhood of single family homes in the 1920s, in recent years Travis Heights has become a hip, popular area with a diverse ethnic mix. It's close to the shops, eateries and entertainment venues of SoCo, Lady Bird Lake, numerous parks and downtown.

Travis Heights is experiencing significant gentrification. Most of the newer condos and townhomes are low-rise communities of 2-6 units. They typically have distinct, custom design features. Travis Heights is bordered by the I-35 on the east, Congress Avenue on the west, the lake on the north and Oltorf Street on the south.
