The continued growth surge in and around Austin has been driving up the cost of  land and single family homes. While this is not news to anyone in the market, it is driving many buyers to consider  townhomes in Austin as a viable option. In response to demand for livable space, builders are finding creative solutions to maximize every square foot available. That has led to new townhome trends in Austin.

Building UP

You won't find very many single level garden patio homes built recently. Now it's all about going vertical - mostly 2-story townhomes, but sometimes floorplans are extended to 3 stories. You'll find that at any urban landscape, building up is always a solution. It costs less than building out because of the savings on land.

The townhomes at Shelley Heights in the historic Clarksville area of west Austin are an example of the three-story townhome in a boutique complex. These newly constructed units were built buy Milestone and feature ground floor attached garages and upper floor balconies. They range from 1,600 to 2,400 square feet and provide ample privacy and interior living space.

In-fill Building

Since land is at such a premium, many builders are also buying up older residential lots and defunct buildings in urban neighborhoods and constructing townhomes on them. This solution allows residents to enjoy an established surrounding community with the convenience of being close to town. The J Bouldin Residences in the Bouldin Creek neighborhood are a prime example.

The J Bouldin Residences are anchored around a renovated Mission Revivalist Church on several wooded acres. There are a few two-story lofts there but most of the condos in this new development are 2-3 bedroom three-story townhomes. These units are close to the popular SoCo and South First areas and just minutes from downtown.

Going Green

Austin is a very ecology conscious city. Most of the urban redevelopment going on inside the city limits features energy efficient building materials, heating and cooling and appliances.

The condos at the South River City Townhome community on Brackenridge, for example, feature dual pane windows to keep inside temperatures stable and energy costs low. Last but not least, new townhomes in Austin frequently feature hardwood and/or concrete flooring. There's a world of wood floor options out there.
