News > Three Things to Consider when Buying an Austin High Rise

So how cool is it to live in a high rise condo in Austin?  Over the past 10 years, Austin’s city skyline has been filling with gleaming, tall glass condo buildings and more are to come.

Of course there are other types of condos available in Austin but high rise living offers phenomenal views as well as the convenience of being right downtown, close to restaurants, shops and entertainment. High Rise living also typically offers an array of amenities not available at smaller condo complexes.

A high rise condo isn’t necessarily skyscraper height and made of glass either. They can run from 5 to 50 stories. There are quite a few downtown Austin condos housed in renovated office buildings and warehouses. Some have private balconies, some don’t. Here are a few things to consider before choosing a high rise condo in Austin:

How important is view? High Rises like The Austonian have views that don't quit.  But if what you see out the windows tops your list, keep in mind that views have a market value and when it comes to high rise buildings, the views tend to get better as you go up. So the higher the floor, the higher the price tag.

The way the building is oriented is also a factor. Do you want to gaze out over Lady Bird Lake at sunset? Then in most cases you’ll want a south/west exposure. Then again, a city view may be what inspires you.  West facing units get lots of sun but that can add up to extra heat in the summer. Does the condo have Energy efficient windows? What about tinting or UV radiation shades to decrease the amount of heat absorption? East facing units may offer a view of the sunrise but don't get afternoon sun or the sunset.

What about parking? You may not give a lot of thought to this up front but it’s worth thinking about. Check to make sure the condo community allocates one or two spots to your unit. Does the complex charge extra for reserved parking? Is it secured, underground parking?

Look into the location of the available assigned parking spaces. Do you need a space close to the elevator? There may also be limitations relative to the height or length of  your vehicle. Ask about these things before signing on the dotted line.

Consider what’s nearby.  Downtown Austin condos often charge a premium for close proximity to the flagship Whole Foods store, the hike and bike trail that runs alongside Lady Bird Lake and the different districts within the city.  Some of the value and long-term satisfaction you’ll derive from a high rise condo is directly related to its location.


What’s within walking distance? Is it convenient to your office/workplace? If you like to spend time outdoors, choose a high rise like the 360 Condominiums that is close to the lake, parks, greenbelts or hiking/biking trails. Maybe you love live music and the ultimate downtown Austin condo means living close to your favorite venues.
